There is no charge for all and on-site consultation that will
provide you with a wealth of information regarding your project.
We will come to your home to see first hand what you have in mind,
where we can discuss the feasibility of you project in terms of
both structural and architectural considerations. We can discuss
various ways to control cost, relative costs of materials, different
methods of construction, city ordinances, codes and how these
issues might affect your project. During our site visit, we can
usually give you answer to all of your questions. Your project is carried out in full upon entering into an agreement with us.
Almost any project will require some drawings.
If you have a complete set of drawings and specifications from
an architect or other design professional we will provide you
with a comprehensive bid. In this case there is no charge for
our initial on-site consultation.
If you do not have your own set of drawings and
specifications for your project and would like to take advantage
of our in-house design services, we will be happy to submit a
written proposal that would include the following:
The
Design Process
We start by producing a “measured drawing”,
a plan-to-scale of the area to be remodeled.
From this starting point we can add or remove walls, sketch in cabinets
of plumbing fixtures, and create architectural details until we
get what you want on paper. We will add the interior and exterior
elevation drawings as necessary to see how it will look from both
inside and outside the home.
We will also prepare a list of specifications: plumbing
fixtures, lighting fixtures, tile and countertop selections, flooring,
special instructions, doors and windows, etc. When the design process
is complete, the drawings and specifications belong to you.
The
Bid
All our work is done at a fixed price. You will
know to the penny what it will cost to do what is pictured in the
drawings and listed in the specifications, what day we can start,
and what day we will finish.
At this stage of the process we are ready to move
seamlessly into The Contract and Construction Phase. We know what
you want and expect. You know who we are and what we deliver. Should
you wish to take bids from other contractors, however, you are free
to do so.
If you would like us to do the work, we’ll
provide you with a contract.
The
Contract
Our Contract is an easy to read document that states
the fixed price, the starting and ending dates, and the terms for
payment. The Contract clearly lists your obligations as well as
ours. Included with the Contract are a list of disclosures required
by the State of New Jersey, a list of the subcontractors who will
participate, and a list of specifications, including any special
verbal agreements we have made.
Once this is signed and returned, we can begin the
Construction Phase.

Phase
Making a job run smoothly from start to finish is
what a good general contractor does. We understand what each subcontractor
needs and our in-house crew makes sure we are ready when they arrive.
Materials and equipment are ordered on time. We talk with you regularly
to be sure there are no misunderstandings.
If you want to continue living in the house while
work is under way, we make every effort to minimize impact on your
daily living. We go to great lengths to protect your home from damage
both inside and out. If we do scuff up a wall or scratch a floor,
we’ll fix it. And we stand behind all our work, which is covered
during the Warranty Period.
